How do I schedule a viewing?
Call our office to schedule a viewing. All showings require 24 hours notice if the property is occupied. We offer showings from 10:30Am - 4:30PM Monday through Friday, and 10AM - 2 PM on Saturdays during February - May-ish. -
Who needs a cosigner?
Any Applicant under 30 years of age who possesses a credit score lower than 675 may use a qualified cosigner, also known as a “Qualified Sponsor,” to qualify as a Tenant. Qualified Sponsors must possess a credit score of 675 or greater, be related to the Applicant in consanguinity, and be above the Applicant in the family-tree. The Qualifying Sponsor must apply in the same manner as the applicant, but they must note they are the “Sponsor” in the “Additional Comments” section. -
You have a property I want to rent. How do I apply?
So that you make the best use of your time and energy, we want to make sure that you’ve viewed the property you want to rent before applying. We prefer in-person viewings, as they are the best way to familiarize yourself with a property and ensure that it meets your wants and needs. That said, we accommodate requests for “FaceTime” viewings, as well. Once you’ve viewed the property and are ready to apply, simply go to our “Apply Now” section of this website to start the application process.

Can I move-in early or change the lease dates?
Unfortunately, lease start dates are non-negotiable. -
When is rent due?
Rent is due on the 1st of every month. Rent becomes late after the 5th of every month. Please refer to your lease for details about late fees. -
Do you offer short term leases?
Unfortunately, we do not offer short term leases in most cases. Under rare circumstances, a short-term rental may be available, and a notice for such a rental would be included in the advertisement for the property. -
Why do most leases run from early August to late July?
Most of our leases revolve around the University of Georgia’s academic calendar, regardless of whether you are personally involved or associated with the University. In Athens-Clarke County and Oconee County, housing demand peaks in early August. -
Can I reserve a unit before I apply?
No. A complete and approved application from all parties to the lease will reserve the unit you are applying to rent for 7 days. This 7-day window is designed for you to have plenty of time to sign the lease and provide us with a security deposit. If we have not received the security deposit and fully executed the lease after 7 days, the unit will no longer be reserved for you. -
Do I pay my first month’s rent and my last month’s rent at the same time I pay my security deposit?
No. At the time you sign the lease, we will collect the security deposit. Once you move-in, we will collect the first month’s rent.I am applying with multiple people to lease one of your units. Do you require only one application for the group, or do you need an application from every member of the group?
We need an application from each person of the group who is, or who is older than, 18 years of age. However, we can accept an application from a cosigner, or Qualified Sponsor, if the sponsor meets the specifications listed in this FAQ section under the heading of “Who needs a cosigner?”Is my security deposit refundable?
Yes. Our goal is for you to return the property to us in the same condition as when we first leased it to you. We make deductions against the security deposit based on the unit’s condition at the time you moved-in, the condition at the time you moved-out, natural wear and tear, and the amount of time you’ve occupied the property.
To determine any tenant-related damage, our inspectors compare photos and notes taken at the time of your move-in with photos and notes taken at the time you move-out, along with using any annual inspections we may have as well.
Even if you’ve lived somewhere for years, you still maintain responsibility for leaving the property clean when you move-out.
We are always happy to discuss any security deposit deductions with you after you move-out.
Can I get out of a lease early?
Generally, if a resident wants to terminate their lease early, lease terms allow for a lease assignment—that is, the assignment of a new tenant to complete your lease by occupying your property and paying all due rent— for a fee of 1 month’s rent or $1000, whichever amount is greater. You would still be responsible for the lease, including paying rent, until we can find a new tenant. Please refer to your specific lease regarding the early termination of a lease agreement. We hope, you will communicate with us concerning any issues you have with the property you’re renting so we can all work together to find solutions that work for everyone involved.How do I pay rent?
You can pay rent online using your tenant portal, or you can pay at our office in person.
If you pay rent on our website via your resident portal, you may use your routing/checking number, credit card, or debit card.
Using your routing and checking account information is free. If you use a debit or credit card, a transaction fee is charged by the 3rd party payment processor — usually a percentage of your monthly rent.
If you pay at our office, you may also drop off a check or money order. Our office building also features a drop off slot to the left of the front door for afterhours’ payments. However, during office hours, please feel free to come into the office, say hello, and drop off your rent payment directly to us.
Can I have a pet?
It depends, according to the property you’re leasing. Each property has a unique pet policy, and many properties do not allow pets. Please always disclose if you have a pet or if you are considering getting a pet. Fines will be imposed for any unauthorized pets discovered living at a property. If the property you’re leasing does allow pets, you must pay a $350 non-refundable pet fee per for each pet living with you. If you are applying for a property, the advertisement should state the pet policy.
If you already rent with us and want to know if your property allows pets, please reach out to us, and we will let you know.
Above all, you must treat your pet(s) for fleas. If you move-out with fleas in your unit or if fleas hatch in your unit in the coming weeks after you move-out, you will be responsible for fines and charges to remove fleas. This policy is very important to us because, when fleas inhabit a property at the time a new tenant moves in, they risk harming our new and developing relationship with that new tenant.
